TIRED…UNDER CONTRACT!

and wanting TLC…

16.8 acres of overused ground, looking for someone who will love it back to health.  Nicely forested, with power on the NE corner, along with a private easement that bisects the property.  This property was overgrazed in years past, and has a fair amount of erosion to contend with.  That said, there are still some nice building spots to work with!  Old barn (complete with detritus) is included…

This property is adjacent to the north of #2 listing for this week (scroll down to see).

Mountain Cottage (Updated 6/18 with new pics!)UNDER CONTRACT!

‘Realtorspeak’ lesson of the day – cozy means small, right?  Yes, that, but it also connotes warmth, charm, and intimacy.  This cottage is all of the above, plus it’s light and bright, compact but efficient, in a lovely tall forest setting.  If you squint you can see one neighbor, which is a pretty good deal on a just over one acre lot!   Hang out on the covered deck and enjoy the views and the idea that there isn’t much to maintain – certainly not a yard!   Extremely well thought out and executed, you’ll be pleased with the very apparent pride of ownership here.

As always, stocked fishing creek at the entrance to the subdivision is open to the public – walk down and catch supper!

Three Choices…(18 acres is SOLD!)

Here’s a piece of ground with some variety, and different options as to how you can purchase.  58 acres of ground at Guadalupita (or El Turquillo, for those with the knowledge of our little villages).  It’s divided by Hwy 434, with 18+ acres of open pasture on the east side of the road, and 39+ acres of forest on the west.   A lot of that 39 acres is (relatively) flat, with some intermittent meadows, then it cranks up a mountainside, giving you a great variety of terrain, and plenty of room to play.  You can get way back off of the road and feel incredibly private while still having paved access to the property.  Power is on the east side of the road, and easement can be given to the west side to bring it across.  You’ve got three choices:  buy all 58 acres for $130,000; buy the west side for $98,600; or buy the east side for $35,000.

In the photos below, the land stretches a half mile back to the top of the mountain you see!

…writers retreat, artist studio, or……   No matter who you are or what you do, when you wanna get away, you wanna get away!   Here’s an affordable hidey hole in the woods, all ready for you to come and get away to.  Teensy tiny unfinished cabin in the forest.  Been used for years ‘as-is’, and you can too, or, you could have some fun and easily finish this out as a sweet get away.  12X15’ish  wood framed cabin is insulated, has big windows, and not only a wood stove, but twin bed sized platforms and it’s very own outhouse too…. Special! 😉

Power runs across the front of the lot – previous owners had a couple of solar powered lights, but doubtful the system works anymore (but it’s there, if you want to try it!).  Totally affordable getaway on 1.38 wooded acres.  As always, Sierra Bonita residents have easy access to public fishing at the base of the subdivision – and Angel Fire with golfing and skiing are only 30 minutes away!

CHACON …

Chacon is a lush verdant valley, encircled by the Sangre de Cristos and Rincon Range, on the southern end of the Rockies.  This very special parcel of ground has interesting topography including a hillside that wraps around the homesite, with a pasture above and behind the home.  Bejeweled by a creek (hey, they’re hard to come by around here!) and lovely vistas, there’s room for both critters and outdoor living.  But the real prize here is the home.  A classic NNM adobe and rock home was completely renovated (except for the master bedroom suite) in 2012 – from the roof to the floors.  The massive walls were all that was left before the present home was created.  Radiant heated floors combine with bright light from copious windows to create a warm, comfortable living space.  Big rooms all, with tall ceilings and nichos scattered here and there.  The master bedroom, with its brick floors, cathedral ceiling, and mud plastered walls, exudes character with it’s own wood stove for ambiance.  I’ve got lots more to tell you about this house and how many different types of lifestyles it can accommodate  – call and ask questions, or just come and see.  It’s a rare opportunity in these parts!

 PRICE:  $279,000

LOCATION:  Chacon, NM  (about 45 miles from Taos, and 45 miles from Las Vegas – close to National Forest!)

ACCESS:  NM State Highway 121

BEDROOMS:  Three                                       BATHROOMS: 1 & 3/4

The Golden Ranch is Your Golden Opportunity! SOLD!!

If you’ve longed for a place to hang your hat and have room to roam, either on a full or part time basis, you’ll want to look at the Golden Ranch.  Located in a box canyon at Los Hueros, just outside of Ocate, NM, you’ll find privacy, peace, quiet and amazing beauty here.  The property consists of  1083 acres of forest and pasture, both on the valley floor and on the mesa top, with some pretty interesting terrain between (and equally interesting views – fantastic!).  The ranch includes two characterful cabins, one with ‘facilities’ the other without.  Each is a one bedroom unit and each feels homey and welcoming with wood features that suit their setting.  Well maintained apple orchard.  Big open pasture with some (as of yet) unverified water rights.  Sellers are applying for elk permits now.  Homes come furnished so you’re ready to settle right in

TOPOGRAPHICAL OVERLAY:  YES!  This is the fun part – check out these two different overlays – one pertains to the 305 acre parcel, and one to the 778 acre parcel.  Easy to see what a great configuration these are, with a major geographical feature (Los Hueros Canyon) included. The tracts are contiguous to one another (the 778 acres sits to the south of the 305 acres).  As always, click on the red links to see more data!

TITLE INSURABLE:  Yes!

MORE COMMENTS:  The property is surveyed in two parcels, and are being sold as a whole.  The 778 acre parcel may be sold separately, but must sell first, and is listed at $700 per acre.  (I’ll have a separate listing for it uploaded soon.)  When you see the topographical overlays, below, you’ll understand why.

The Golden Ranch has been used recreationally (and lightly at that!), but could be developed as a retreat/campground or ranch/farm that supports animals.  Small orchard and gardens in front of the cabins were managed organically by a prior tenant, so this could make a wonderful homestead for your organic farm… The possibilities are extensive!

You, as large folk, get the characterful cabin.  The wee folk get the treehouse (it’s all about scale!)  This cabin has room for you and loads of friends and family, and the kids can go out back to the architect designed tree house  that will be the envy of all, large and small.   The rustic look 70’s era cabin has two bedrooms – one downstairs, as the master, and one huge upstairs room, each with their own bathroom.  The living room is light and bright and has a handsome rock fireplace as the centerpiece.  Large deck out front is perfect for picnic suppers and just plain relaxing.    The ‘tree house’ has three levels, including a sleeping loft.  Situated in the forest, on 5+ acres, you can enjoy this as either a second or primary home.  Comes furnished!      (Some cosmetic work needs doing on both structures – don’t be afraid to do a little tlc.)
