Dancing with the Stars!

Two step or waltz into the night by starlight – for sure you’ll want to dance when you discover this exceptionally beautiful ranch!  Located close to Ocate, (one of my favorite places on Earth… ).  Sweeping views of the Ocate Valley and the landmark Cerro Pellon, big grasslands capable of supporting and estimated 75 animal units, nicely dotted with ponderosa pine.  Very private and serene.  Large (shared) pond and hand dug well sit well back into the ranch in a lovely valley, backset by rimrock for a stunning house setting.  Five elk permits are currently associated with the property.  I can’t wait to show this to you – you’re going to be SO impressed! 🙂

Guadalupita

Sit where the views are wide open, or tuck yourself into the trees, where the world outside doesn’t intrude, your choice.  Pretty sweet little mountain that’s easily accessed via a paved road (NM Hwy 434) or a county road.  Nice variety of mountain and meadow with east, west and southern exposures.  An RV pad was developed on the east side, looking out over the Guadalupita valley up to the magnificent rim rock, right above the spring.  Elk and deer play here!  Water is available for your stock via the spring, if you choose to put your critters here.  Angel Fire is 30 minutes north, with shopping, great winter skiing and summer golf.

How Lucky Can You Be?

If you’re lucky enough to buy this place, you’re pretty dadgum lucky!  It’s  spectacular, from every perspective.  Gorgeous, accessible, remote, quiet, with stream, pasture, an old restorable adobe, incredible views… I could go on, but if the sound of this appeals, don’t wait, k?  When I’m as excited about a property as I am about this one, I tend to sell it quickly…

Offered in three ways – as a whole, at 320 acres for $570,000.  As two separate pieces, one on the west side of the road with 227 (estimated) acres for $283,750, and the parcel on the east side of the road at 93 (estimated) acres for $325,500.  As you can see, the seller is motivated to sell as a whole…

The east side of the road is primarily pasture, smattered with cottonwoods, stream frontage and most amazing forested slopes up to the powerful rimrock.  It includes the adobe structure and the framework of a great old barn.

                                          ALTOGETHER:  320 ACRES FOR $570,000

                                                93 (ESTIMATED) ACRES AT $325,500

The west side of the road is it’s own amazing place.  Entirely different from the east, it’s terraced grassy benches rise up to a plateau, and then undulate up to the high point at the rear.  Incredible rock ridges separate the benches, making every turn step you take an adventure into what’s next.  The views of the rimrock and the valley are stunning.   Many building sites that offer great privacy…

Three Choices…(18 acres is SOLD!)

Here’s a piece of ground with some variety, and different options as to how you can purchase.  58 acres of ground at Guadalupita (or El Turquillo, for those with the knowledge of our little villages).  It’s divided by Hwy 434, with 18+ acres of open pasture on the east side of the road, and 39+ acres of forest on the west.   A lot of that 39 acres is (relatively) flat, with some intermittent meadows, then it cranks up a mountainside, giving you a great variety of terrain, and plenty of room to play.  You can get way back off of the road and feel incredibly private while still having paved access to the property.  Power is on the east side of the road, and easement can be given to the west side to bring it across.  You’ve got three choices:  buy all 58 acres for $130,000; buy the west side for $98,600; or buy the east side for $35,000.

In the photos below, the land stretches a half mile back to the top of the mountain you see!

CHACON … (REDUCED!)

Chacon is a lush verdant valley, encircled by the Sangre de Cristos and Rincon Range, on the southern end of the Rockies.  This very special parcel of ground has interesting topography including a hillside that wraps around the homesite, with a pasture above and behind the home.  Bejeweled by a creek (hey, they’re hard to come by around here!) and lovely vistas, there’s room for both critters and outdoor living.  But the real prize here is the home.  A classic NNM adobe and rock home was completely renovated (except for the master bedroom suite) in 2012 – from the roof to the floors.  The massive walls were all that was left before the present home was created.  Radiant heated floors combine with bright light from copious windows to create a warm, comfortable living space.  Big rooms all, with tall ceilings and nichos scattered here and there.  The master bedroom, with its brick floors, cathedral ceiling, and mud plastered walls, exudes character with it’s own wood stove for ambiance.  I’ve got lots more to tell you about this house and how many different types of lifestyles it can accommodate  – call and ask questions, or just come and see.  It’s a rare opportunity in these parts!

 PRICE REDUCED!  $229,900!!!
